What is Patta?

The word Patta is familiar with Tamil Nadu people it is a land revenue records collected and stored by the Tamil Nadu government. Patta is the land registration document with the legal owner names. Patta contains the details of ownership of the land, area of the land, the location of the land along with survey conducted on the land. One must verify the Patta document before making a land purchase in Tamil Nadu. It will ensure that you are making a legal transaction from a rightful owner of the land.

Patta is issued by the revenue officers in the Taluak revenue Offices of the state government in that area.


What is Chitta?

Chitta is a government document it is an extract from the Patta document, which is related to the immovable property. It is prepared and maintained at village administrative officer and the taluka office of respective region. Chitta describes the land based on two types nanjai or punjai.

Nanjai is the land with high amount of water, basically this type of land is near to rivers, tanks etc.
Punjai is the land with comparatively low amount of water supply or consist fewer water bodies in the area, with an exception of bore wells.


What is an FMB sketch?

Field Measuring Book (FMB) with the complete information of the of the land in the form of map data of that particular location. It is stored and maintained at revenue offices (tahsildar office) of that area. These books are owned by government and the FMB sketches are very useful for the proper property transaction of land owning, to verify the exact land measurements. It is given only on personal request to the tahsildar office.

In 2015 by the government’s new policy Patta and chitta are merged and given together to the user by the government.


How to obtain the Patta Chitta?

As India advancing all the sectors with the help of technology, to make the things easier for people Tamil Nadu government made the land record details available to everyone on online through its website. And you can avail the details by visiting the respective taluk office.   

Step by step procedure to obtain the Patta chitta-


1: Enter the government official land records website of Tamil Nadu www.eservices.tn.gov.in . It is a bilingual website available in Tamil and English version.


2: Select the option of Patta/FMB/Chitta/TSLR Extract. Now choose the District, select area type Rural or Urban and click Submit.

3: Select the Taluk, Village, Select Patta or Survey Number and enter the respective number in field. While providing details the screen may ask for Sub division number, ward, block.


4: Enter the authentication number correctly which will be displayed below the field. Click on submit.

5: Now you can view the Patta Chitta extract from Town survey land register which is available to you, you can take a print of it by clicking on the print option displayed at the bottom of the webpage.


Transfer of Patta Chitta

At the time of the land property transaction potential buyer can contact the village administrative officer or taluka office for the Patta Chitta, to check the details of the owner, type of land or type of construction on the land. When the land is brought by the buyer, then the buyer have to apply for the transfer of Patta Chitta on his name.

For the transfer of Patta Chitta an application must be submitted at Taluka office in the following format with required details and documents.

Documents Required

  • Application of Patta Transfer with buyers signature.
  • Copy of the sales deed
  • Original documents related to property transfer must be submitted at taluk office for verification.
  • Documented proof such as Electricity bill or tax payment bill must be submitted.
  • Encumbrance certificate must be submitted to the concern officers.   

This Patta Chitta transfer is made done officially by the Tamil Nadu government. Once the transfer is done it will be displayed on the official website of the government.

After applying for the Patta Chitta transfer you will get an Application Id and Reference number.


How to Check the Status of Patta Chitta  

Patta Chitta is the document regarding land revenue records of Tamil Nadu available online for the Citizens. When you brought a land property in Tamil Nadu and applied for the transfer of Patta Chitta, you can check the status of your Patta Chitta.

Step to check the status of Patta Chitta

1 : Visit the website www.eservices.tn.gov.in .

2: Click on ‘Click here’ where the Know your application status is located on the webpage.

3: You will be directed to new webpage, Enter the ‘Application Id’ in the required field and enter the authentication value displayed below.

4: Click on ‘Get Status’ to know you status.

How to check the validity of the Patta Chitta?

Patta Chitta land revenue documents surveyed and maintained by the government of Tamil Nadu. This documents are made available online for the users. You can view the owner of the land and where it is located with FMB mapings. You can view the validity of the Patta Chitta by using the reference number.  

1: Enter the official website  www.eservices.tn.gov.in. Click on verify Patta.

2: Enter the unique reference number which is generated on the bottom of the A-registered extract details.

3: Click on Submit and know the validity details of the Patta Chitta.


Fees for Patta Chitta

You can obtain the Patta online for a nominal fees of Rs.100.
